Terms of Use
The rules that apply to this website — including the one that matters most: browsing this site or sending a form does not create a brokerage relationship. In Florida, that starts with a signed agreement.
This website is published by TrustLine Real Estate LLC, a licensed Florida real estate brokerage (Florida Broker License #BK3590406). Using it means you accept the terms below. They are written to be read by a person rather than survived by one.

Acceptance of these terms
By visiting this website, browsing its pages, or submitting any form on it, you agree to these Terms of Use and to our Privacy Policy. If you do not agree with them, please do not use the site — telephone Scott Lee on (386) 866-3406 instead and we will help you the old-fashioned way.
In these terms, "we", "us", and "our" mean TrustLine Real Estate LLC. "You" means anyone who accesses the site.
The content here is information, not advice
Everything on this site — market commentary, area descriptions, process explanations, checklists, timelines, cost estimates, and answers to common questions — is general information about buying and selling real property in Florida. It is written carefully and reviewed, but it is not:
- Legal advice. Contract interpretation, title defects, boundary disputes, probate, deed preparation, and eviction are matters for a Florida attorney.
- Tax advice. Capital gains, 1031 exchanges, homestead and portability, rental income treatment — speak with a CPA or tax attorney before you act.
- Financial or mortgage advice. Rates, loan products, qualification, and what you can afford are for a licensed lender and your own judgment.
- An appraisal. Any pricing opinion, valuation range, or comparative market analysis we provide is a broker's opinion of value. It is not a licensed appraisal and no lender will accept it as one.
- A home, roof, wind mitigation, or structural inspection, an insurance quote, a survey, or a flood determination.
Consult the appropriate licensed professional before making a decision. Where those specialists disagree with something you read here, follow the specialist.
Using this site does not create a brokerage relationship
This is the most important paragraph on the page, so it is not buried.
Reading this website, sending a message through a form, receiving a reply, attending an open house, or having a conversation with us does not by itself make us your broker. A brokerage relationship with TrustLine Real Estate begins only when a written agreement — a listing agreement, a buyer brokerage agreement, or a single agent or no-brokerage-relationship notice as applicable — is signed by both you and the brokerage.
Florida sets the default. Under Chapter 475 of the Florida Statutes, a licensee is presumed to be operating as a transaction broker unless a single agent relationship or a no-brokerage relationship is established in writing with the customer. A transaction broker owes limited representation with duties of honesty and fair dealing, skill and care, and accounting, but does not owe the undivided loyalty a single agent owes. The difference is real and it is worth understanding before you tell anyone your position.
Practically, that means: until an agreement is signed, do not send us information you would need kept confidential — your highest acceptable price, your lowest acceptable price, your motivation for moving, or a deadline you cannot miss. Ask first how the relationship should be set up. We will explain the options plainly and put the right paperwork in front of you before that conversation goes any further. That protects you, not us.
If you are already represented by another broker under a written agreement, this site is not an attempt to interfere with it. Tell us and we will step back.
Property information must be independently verified
Property information published here, or displayed through any search tool added to this site, comes from sources including sellers, cooperating brokers, association managers, and public records. It is deemed reliable but is not guaranteed, and it changes without notice. Availability, price, and status in particular can move between the moment a page is generated and the moment you read it.
Before you rely on any of it, verify it independently — through your own inspector, surveyor, attorney, lender, insurer, the county, the municipality, or the association. That applies with particular force to:
- Square footage, room dimensions, lot size, and boundary lines.
- Year built, permit history, and whether past work was permitted and closed out.
- School assignment, which is set by the district and can be redrawn.
- Association fees, reserves, assessments, rental and pet restrictions, and — for condominiums — milestone inspection and structural integrity reserve study status.
- Flood zone, elevation certificate, insurance availability and cost.
- CDD assessments, zoning, land use, and any pending development nearby.
- Condition of the roof, plumbing, electrical, HVAC, seawall, dock, and septic system.
Nothing on this site is an offer to sell or a solicitation of an offer to buy where doing so would be unlawful, and no listing information here should be treated as an offer capable of acceptance.
Intellectual property
The text, page structure, layout, graphics, logo, and design of this site are owned by TrustLine Real Estate LLC or used with permission, and are protected by copyright and trademark law. The TrustLine Real Estate name and mark are ours.
You may view the site, print pages, and share links to it for your own non-commercial use in connection with buying, selling, or leasing property. You may not copy, republish, adapt, or redistribute the content commercially, remove attribution, or present it as your own. Photographs, floor plans, and listing content may be owned by third parties — sellers, photographers, builders, or a multiple listing service — and additional restrictions can apply to those.

Prohibited uses
You agree not to:
- Scrape, crawl, mirror, frame, or index the site with automated tools beyond ordinary search engine crawling, or extract listing or contact data in bulk by any means.
- Harvest email addresses or telephone numbers from the site, or use anything found here to build a marketing, prospecting, or lead-resale list.
- Submit false, misleading, or impersonating information through a form, or submit somebody else's contact details without their permission.
- Use the forms to send advertising, recruitment pitches, vendor solicitations, or unsolicited commercial messages.
- Interfere with the site's security features — anti-forgery tokens, spam filtering, rate limits — or attempt to probe, scan, or test the vulnerability of the server.
- Upload or transmit malicious code, or take any action that imposes an unreasonable load on the infrastructure.
- Use the site for any unlawful purpose, or for any purpose that violates fair housing law.
We may restrict or block access where the site is being used this way, and we keep the technical logs described in the Privacy Policy.
What you send us through this site
When you submit a form, you confirm that the information is accurate to the best of your knowledge, that any telephone number or email address you give is yours to give, and that we may reply to you using it. How that submission is handled, stored, and deleted is set out in the Privacy Policy. Consent to be contacted by telephone or text is never a condition of any service — see telephone and text consent.
Please treat email and web forms as ordinary post rather than a sealed envelope: do not send account numbers, government identification, or anything you would not want read by somebody other than the intended recipient.
Third-party links and services
This site links to outside resources — county property appraisers, flood map tools, permit portals, school district lookups, lenders, and in future a property search supplied by an IDX or MLS provider. We link to them because they are useful, not because we control them, endorse everything on them, or can vouch for their accuracy, security, or availability. Once you follow a link, that site's own terms and privacy policy govern.
Disclaimer of warranties, in plain language
The site is provided as it is. We work to keep it accurate, current, and available, but we do not promise that it will be error-free, uninterrupted, free of harmful components, or that any particular information on it is complete or up to date at the moment you read it. To the fullest extent the law allows, we disclaim implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
Nothing in this section limits any obligation TrustLine Real Estate owes you under Florida real estate law or under a signed agreement between us. Those obligations are separate from, and unaffected by, the terms of this website.
Limitation of liability
To the fullest extent permitted by Florida law, TrustLine Real Estate LLC, its broker, licensees, and staff are not liable for indirect, incidental, consequential, special, or punitive damages arising out of your use of this website or your reliance on anything published here — including lost profits, a missed opportunity, or a deal that did not happen. Where liability cannot be excluded, our total liability arising from the website is limited to one hundred United States dollars.
Some limitations are not permitted in every jurisdiction; where that is the case, the limitation applies only to the extent the law allows and the rest of these terms remain in force.
Indemnity
If a claim is brought against us because you used this website in breach of these terms or in breach of the law, you agree to reimburse our reasonable costs and legal fees in dealing with it. This does not apply to claims arising from our own acts or omissions.
Governing law and venue
These terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute arising out of or relating to this website or these terms shall be brought exclusively in the state or federal courts serving Volusia County, Florida, and you consent to the jurisdiction of those courts.
Disputes arising under a signed listing agreement, buyer brokerage agreement, or purchase contract are governed by the dispute resolution provisions of that document, which may require mediation or arbitration before any suit is filed. Read that clause before you sign it.
Fair housing and equal opportunity
We do business in accordance with the federal Fair Housing Act and the Florida Fair Housing Act. We do not discriminate, and will not assist any client or customer in discriminating, on the basis of race, color, religion, sex, disability, familial status, or national origin — nor on any additional basis protected by applicable state or local law.
That is not decoration. If a seller instructs us to screen buyers on any of those grounds, we will decline the instruction and, if it is pressed, the listing. If you believe you have been treated unlawfully in a housing transaction, you may file a complaint with the U.S. Department of Housing and Urban Development or the Florida Commission on Human Relations. Tell us as well, and we will address it.

Copyright complaints
We respect copyright and we expect it to be respected here. If you believe material on this site infringes a copyright you own or control, send a written notice to Scott Lee, Broker / Owner, at [email protected] including:

- Identification of the copyrighted work you say has been infringed.
- The address of the page on this site where the material appears, in enough detail for us to find it.
- Your name, postal address, telephone number, and email address.
- A statement that you believe in good faith that the use is not authorized by the copyright owner, its agent, or the law.
- A statement, made under penalty of perjury, that the information in the notice is accurate and that you are the owner or authorized to act on the owner's behalf.
We will review a complete notice promptly and remove or disable material where the complaint is well founded. If you believe your material was removed in error, send a counter-notice to the same address and we will look at it again. Photographs of listed property are a common source of confusion — tell us which image and which listing, and it is usually resolved the same week.
Changes to these terms
We may revise these terms. The current version always sits on this page, and the "Last updated" date changes when it does. Continuing to use the site after a revision means you accept the revised terms. If a change is significant, we will say what changed rather than replacing the text silently.
Severability and the rest of it
If any provision of these terms is held unenforceable, the rest continue in full force. Our not enforcing a provision on one occasion is not a waiver of it. These terms, together with the Privacy Policy, are the whole of the agreement between us regarding this website — and are separate from any signed brokerage or transaction agreement, which controls where the two ever conflict.

Questions go to the broker, not to a legal department, because there isn't one.
