Direct lines
Two numbers reach the brokerage. They are not interchangeable, so here is the honest difference: one of them rings through to the broker, the other is the general line.
If you are deciding between the two numbers: the direct line is the faster of the pair and the one to use when a deadline is involved. The office line is the number to leave details on when you would rather set out the situation once and have someone call you back with the answer already worked out. Either way you end up speaking with Scott Lee.

Where we work
The working footprint runs from Ormond Beach and Daytona south through Port Orange, New Smyrna Beach and Edgewater, west across the river to DeLand, Deltona and DeBary, and north into Flagler Beach, Palm Coast and the Hammock.
There is no public walk-in office, and that is a deliberate choice rather than an oversight. We meet at your property, at a property you want to see, at the title company, or somewhere neutral if that is easier — always by appointment, so the time is yours instead of shared with whoever walks through a door. Ask for an evening or a Saturday and it is usually available.
If your property or your search sits outside these two counties, ask anyway. A Florida broker license is statewide, so there are plenty of situations where we can simply help. Where a market is genuinely unfamiliar to us, we will say so and put you with a broker who works it every day rather than learn it on your transaction.

Calls and messages that arrive during the hours listed above are returned the same business day. Anything that lands overnight, on a Sunday, or over a holiday is answered the following morning. Twenty-four hours is the outside limit we hold ourselves to, and it applies whether you are ready to transact next week or next year.

No. The first conversation costs nothing and creates no obligation on either side. Ask what your home is realistically likely to sell for, whether a condominium’s milestone inspection report is a problem you can live with, whether a flood zone designation changes what you should offer, or whether waiting six months is the smarter move — the answer is free either way, including when the answer is “do not sell yet”.
Fees only enter the picture if you decide to hire us, and they are set out in writing and agreed before any work starts. Nothing is ever billed to you as a surprise.

There is no public walk-in office, so please arrange the time in advance rather than turning up. Booked ahead, you get the whole appointment and undivided attention instead of whatever is left over.
Ask it anyway. A Florida broker license covers the entire state, so a property in another county is not automatically someone else’s problem, and general questions about Florida process — escrow, disclosure obligations, homestead exemption, association documents — are the same wherever the property sits.
Where a market really is unfamiliar to us, we will say so rather than pretend otherwise, and refer you to a broker who works it daily. Local knowledge is most of the value in this job, and a referral to someone who has it serves you better than a file we cannot run properly.
