Privacy Policy

What this website collects, why we collect it, where a form submission actually goes, and how to have your information removed. Written to be read, not to be scrolled past.

TrustLine Real Estate LLC is a licensed Florida real estate brokerage. This policy explains, in plain terms, what this website collects, why, who else can see it, and what we will never do with it. If anything here is unclear, ask Scott Lee directly — the contact details are at the bottom of this page.

What this policy covers

This policy applies to this website and to the enquiry forms published on it — the contact form, the valuation request, and any other form that asks for your details.

It does not cover information you give us in person, on the phone, or under a signed listing agreement, buyer brokerage agreement, or lease. Those are governed by the agreement itself and by Florida law, including the record-keeping rules that apply to every licensed brokerage in the state.

Information we collect

What you type into a form

Depending on which form you use, this can include:

  • Your name.
  • Your email address.
  • Your telephone number.
  • The city, neighborhood, or property address you are asking about.
  • Your price range, timeline, financing situation, or the type of help you need, where a form asks for it.
  • Whatever you choose to write in the message box.
  • Whether you ticked the box consenting to be contacted.

Only the fields marked required have to be completed. Everything else is optional, and a two-line message is a perfectly good enquiry. Please do not put sensitive identifiers in the message box — see Security, honestly below.

What your browser sends automatically

Like nearly every website, ours records technical request data on the hosting server:

  • Your IP address.
  • The date and time of the request.
  • The page or file requested, and whether it loaded successfully.
  • The referring page — the address you arrived from, if your browser sent one.
  • Your browser's user-agent string, which identifies the browser and operating system.

When you submit a form, the IP address, the time, and the referring page are attached to the notification we receive. That is how we separate a genuine enquiry from the automated submissions every public form attracts, and how we can tell whether a message that looks duplicated really was sent twice.

One session cookie

This site sets a single cookie, named tlsess. It carries a random session identifier and nothing about you personally. It exists so the forms can hold an anti-forgery token and so repeated submissions from the same browser can be counted and slowed down. It is marked HttpOnly, restricted with SameSite, sent only over an encrypted connection, and it expires when you close your browser.

What we do not collect

At the time of the last update above, this website runs no advertising cookies, no social media pixels, no cross-site tracking, no behavioral profiling, and no session-recording or heat-mapping tools. We do not buy third-party data about visitors, and we do not append information about you from outside sources.

How we use it

  • To answer you. By the method you asked for, about the property or question you raised.
  • To send what you requested — a pricing range, comparable sales, a list of homes that match your criteria, a copy of a disclosure, or an appointment time.
  • To keep working on your file if the conversation continues and we go on to represent you.
  • To keep the forms usable — blocking automated submissions and limiting how many times the same browser can submit in an hour.
  • To meet the record-keeping and disclosure obligations that apply to a licensed Florida brokerage.

That is the whole list. We do not use your details to build advertising audiences, and we do not send unrelated marketing to people who asked a single question about one house.

Where a form submission actually goes

Most privacy policies skip this part. Here is the mechanism:

  1. It is emailed to the broker. The website's mail server composes a plain-text notification and sends it to Scott Lee at [email protected]. The message is sent from the website's own address so it is not treated as spoofed; if you supplied an email address, it is set as the reply-to address so a reply reaches you.
  2. A copy is written to a log file on the hosting server. Every submission is appended to a plain-text file in a permission-restricted directory, before the email is attempted. That backup exists for one reason: if the mail server rejects or loses the message, your enquiry is not lost and we can still call you back.

Both copies contain everything you typed, plus the submission time, your IP address, and the referring page. Nothing is written to a customer database on this website, because this website does not have one.

Third parties who can see, or hold, your information

  • Our web hosting provider. The server stores the request logs and the backup log file described above, and its administrators can technically access them.
  • Our email provider. Notifications and any reply we send travel through, and are stored by, an email service.
  • Google Fonts. This site loads two typefaces from Google's font service. That means your browser makes a request to fonts.googleapis.com and fonts.gstatic.com when a page loads, and Google can see your IP address, your user agent, and which page requested the font. We do not send Google anything else, and we receive nothing back about you. Google's handling of that request is covered by Google's privacy policy (opens in a new tab).
  • An IDX or MLS search provider, once one is in place. The property search on this site is not live yet. When it is, the provider's own search tool will set its own cookies and collect its own data under its own policy, and this page will be updated to name them before that happens.
  • The professionals in your transaction, if you become a client. Title company or closing attorney, lender, inspector, appraiser, surveyor, insurance agent, association management company, and the broker on the other side of the deal — and only the information each of them actually needs to do their part.
  • Regulators, courts, and law enforcement. Where a subpoena, court order, or a lawful request from the Florida Department of Business and Professional Regulation requires it.

We do not sell your information

Your details are never sold, rented, traded, or handed to a data broker, a lead reseller, an advertising network, or another brokerage for marketing purposes. Enquiries sent through this site are not routed into a shared lead pool. If you ask a question here, the person who reads it is Scott Lee.

How long we keep it

  • Email notifications stay in the brokerage mailbox until they are deleted or archived in the ordinary course of business.
  • The backup log file is pruned periodically. If you ask us to remove your entry, we will remove it.
  • Server request logs are kept for the short window the hosting provider retains them, then rotated out automatically.
  • Anything that becomes part of a real estate transaction file is kept for the period Florida law requires of a broker — which is at least five years for the records a brokerage must preserve. Those records stay for the required period even if you ask us to delete everything else.

Security, honestly

What we do: forms are submitted over an encrypted HTTPS connection; each form carries an anti-forgery token tied to your session; automated submissions are filtered with a hidden field and a timing check; repeat submissions from one browser are rate limited; the backup log file sits in a permission-restricted directory; and the number of people with access to the mailbox is small.

What we will not claim: that any of this makes the system impossible to breach. No website, server, or email account is perfectly secure, and a policy that promises otherwise is not being straight with you. Email in particular travels through systems neither of us controls.

So, practically: please do not send a Social Security number, a bank account or card number, a full date of birth, or a photograph of a passport or driver's license through the forms on this site or by ordinary email. When a transaction genuinely needs those, tell us and we will arrange a secure method through the title company or lender, who handle exactly that every day. If you receive an email that appears to come from us asking you to wire funds, stop and telephone Scott Lee on (386) 866-3406 to confirm it before doing anything. Wire fraud in real estate closings usually arrives as a convincing email.

Access, correction, and deletion

You can ask us to:

  • Tell you what we hold about you and send you a copy.
  • Correct anything that is wrong.
  • Delete what we hold, subject to the retention rules above.
  • Stop contacting you, by any or all methods.

Email [email protected] or telephone (386) 866-3406 and say which of those you want. So that we do not hand your information to somebody else, we may ask you to confirm a detail that matches what we already have — the email address or telephone number you used, or the property you enquired about. We aim to reply to every request within five business days.

We do not claim certification under any privacy regime. If a law such as the California Consumer Privacy Act, the EU or UK General Data Protection Regulation, or another state or national privacy statute gives you rights and you believe it applies to you, say so in your request and we will honor it as though it applied. We would rather do that than argue about jurisdiction.

This site does not currently respond to browser "Do Not Track" or Global Privacy Control signals, for the simple reason that it does not do the cross-site tracking those signals exist to switch off.

The consent box on our forms is there so we know how you want to be reached. Ticking it is not a condition of buying, selling, leasing, or being represented by TrustLine Real Estate. If you would rather not tick it, telephone or email us directly and you will get exactly the same help.

  • Messages come from a person, not from an automated dialling system or a prerecorded voice.
  • Message frequency depends entirely on your enquiry and what is happening in your transaction. Message and data rates may apply, depending on your mobile plan.
  • To stop text messages, reply STOP to any text and they will end. Reply HELP for assistance. You can also simply say so on a call or by email — we will note it.
  • To stop calls or emails, tell us in a reply, or email [email protected] and name which method you want stopped.
  • Withdrawing consent does not affect messages we are required to send about a contract you have already signed — for example a notice of an approaching inspection or financing deadline.

Children's privacy

This website is meant for adults doing adult things with real property. It is not directed at children, and we do not knowingly collect information from anyone under 13. If you are a parent or guardian and believe a child has sent us information through this site, contact Scott Lee and it will be deleted.

We link out to sources that are genuinely useful — county property appraiser records, FEMA flood map tools, school district boundary lookups, permit portals, lenders, and eventually an IDX property search. Those sites are not ours. Their privacy policies apply once you leave this site, and we have no control over what they collect. Read them before entering personal information, particularly on any site that asks for financial details.

Changes to this policy

When this policy changes, the revised version is posted on this page and the "Last updated" date at the top changes with it. If a change is material — a new third party with access to your information, or a new category of data collected — we will say what changed rather than quietly swapping the text. Continuing to use the site after a change means you accept the revised policy.

How to reach us about privacy

Privacy questions and requests go directly to the broker. There is no privacy department to be routed through.
